What this opportunity involves:
Lead and manage the financial month end, forecasting and budgeting cycles for a key client’s high profile WA assets. The assets form part of a commercial/retail precinct located in the Perth CBD. Be the business partner to JLL General Manager (GM) and Assistant Property Manager (APM) and work to deliver timely and accurate information to the client to enable key effective decision making. Drive consistency in format, delivery, and timelines across the client’s portfolio. Establish a strong financial relationship with key client stakeholders and be the expert on all financial matters across the asset portfolio.
An overview of the role:
- Liaise with JLL GM and APM and be their key finance business partner.
- Liaise with wider JLL finance support functions – client accounting, AP, AR, Lease Admin to ensure all facets of property financials are running smoothly.
- Drive a high level of consistency and transparency across the delivery of client financials, ensuring there is one process, one timeline, one format across the wider client assets.
- Ensure team complies with all relevant Trust Accounting and Property Accounting policies and procedures inclusive of any client specific policies.
- Mentor, coach and train team members.
- Lead and participate in monthly finance training sessions.
- Deliver a set of financial reports for the asset portfolio.
- Liaise with GM and client for month end reporting.
- Process and approve journal entries.
- Prepare balance sheet reconciliations.
- Prepare IFRS rent smoothing and incentive amortizations journals.
- Perform annual tenant outgoing recovery reconciliations and liaise with outgoings auditors as required.
- Assist with the preparation of annual budgets and forecasts for 12 months to 5 years.
- Assist with the preparation of annual capex budgets and forecasts for 12 months and to 5 years.
- Reconcile GST reports.
- Raise monthly management fees.
- Process client remittances.
- Oversee client dedicated trust bank account.
- Review all purchase orders > 3 months for validity.
- Prepare client specific cash flow reporting – both weekly and monthly
- Manage Fixed Asset Register and ensure correct calculation and posting of depreciation amounts.
- Prepare with the input of the GM and maintain outstanding financial lease incentive schedule.
- Liaise with client finance teams on all property accounting matters.
- Transition new properties into the portfolio and process cease management of properties where required.
- Ensure JLL’s internal compliance process and procedures are adhered to, including preparation of 6 monthly internal audit checklists.
- Liaise with clients regarding information flow around annual audits.
- Act as a Level 1 MRI support for day-to-day finance functions.

- Degree in Accounting
- Property accounting experience
- +4 years’ experience in financial reporting, budgeting and forecasting.
- CPA qualified
- Team management and leadership experience
- MRI property accounting experience (ideal)
