About this role

The Maintenance Technician III serves as a senior-level technical expert responsible for advanced troubleshooting, repair, and optimization of facility systems and production equipment. This role ensures maximum equipment reliability and minimal downtime while providing technical leadership, guidance, and support to maintenance team members.

ESSENTIAL JOB FUNCTIONS

  • Diagnose and repair complex mechanical, electrical, pneumatic, hydraulic, and control systems.
  • Lead preventive, predictive, and corrective maintenance activities to improve equipment reliability and performance.
  • Troubleshoot and repair equipment including conveyors, PIT systems, HVAC, electrical systems, compactors, generators, and compressors.
  • Troubleshoot PLCs, VFDs, motor controls, sensors, and automation systems.
  • Coordinate planned maintenance activities and equipment shutdowns with operations leadership.
  • Oversee installation, modification, commissioning, and validation of new equipment and distribution center systems.
  • Help prioritize work orders and assign maintenance resources.
  • Perform and support maintenance of high-density storage racking and distribution center infrastructure.
  • Read and interpret complex blueprints, schematics, wiring diagrams, and technical documentation.
  • Analyze equipment performance trends to support equipment lifecycle and capital planning decisions.
  • Conduct root cause analysis for recurring equipment failures and implement corrective actions.
  • Ensure facility systems operate safely, efficiently, and within regulatory requirements.
  • Enforce and model safe work practices, including OSHA compliance, LOTO, and PPE standards.
  • Identify and mitigate workplace hazards and support a safe working environment.
  • Provide technical leadership, training, and guidance to other maintenance team members.
  • Review completed maintenance work to ensure quality, accuracy, and compliance with O’Reilly standards.
  • Support audits, inspections, and continuous improvement initiatives.
  • Coordinate major repairs and projects with operations and external contractors.
  • Maintain accurate CMMS records, maintenance logs, and equipment performance documentation.
  • Monitor and maintain critical spare parts inventory and availability
  • Communicate equipment status, risks, and repair updates to leadership.
  • Respond to emergency maintenance issues and support operational continuity efforts.
  • Maintain tools, equipment, and work areas in safe and organized condition.

SKILLS/EDUCATION/EXPERIENCE

Required:

  • Associate’s degree or equivalent technical training or certification.
  • 1–3 years of experience in maintenance, facilities, or industrial operations.
  • Limited experience coordinating work or guiding others (0–3 months).
  • Expert knowledge of mechanical, electrical, pneumatic, and hydraulic systems.
  • Advanced troubleshooting of PLCs, VFDs, motor controls, sensors, and automation systems.
  • Strong understanding of industrial controls, instrumentation, and system integration.
  • Ability to read and interpret complex technical drawings and schematics.
  • Experience with equipment installation, commissioning, and system upgrades.
  • Proficiency using diagnostic tools, multimeters, and precision measurement equipment.
  • Strong experience with CMMS platforms and maintenance planning systems.
  • Advanced root cause analysis and failure investigation capabilities.
  • Ability to analyze data and apply improvements to equipment performance and reliability.
  • Strong decision-making and problem-solving abilities in high-pressure situations.
  • Ability to provide technical leadership, coaching, and guidance to less experienced technicians.
  • Strong collaboration and communication skills across operations and maintenance teams.
  • Knowledge of OSHA standards, LOTO procedures, and environmental compliance requirements.
  • Ability to lead work prioritization and support project execution.

Desired:

  • Experience in distribution center, logistics, or high-volume operational environments.
  • Experience with advanced automation systems, controls integration, or system optimization initiatives.
  • Technical certifications in electrical systems, automation, or industrial maintenance.
  • Proficiency in one or more additional languages.
