Role Objective Lead and manage the full project lifecycle for industrial warehouse construction and office fit-out projects — from planning and mobilization to execution, commissioning, and final handover. This role acts as the single point of accountability on-site and functions as the operational extension of management. The position requires a strong balance of strategic planning, technical oversight, and day-to-day site coordination to ensure timely, cost-controlled, and compliant project delivery within UAE standards. Core Responsibilities: 1. Project Planning & Mobilization Develop complete project plans covering scope, timelines, manpower allocation, material planning, and cash-flow requirements. Translate architectural/structural drawings into practical, sequenced site activities. Prepare BOQs, quantity take-offs, and cost breakdowns to avoid budget deviations. Create method statements and Work Breakdown Structures (WBS). 2. On-Site Execution & Coordination Lead daily site operations to ensure progress aligns with approved schedules. Manage subcontractor deployment, manpower utilization, and workflow sequencing. Monitor material usage; ensure proper housekeeping, safety, and site discipline. Conduct daily toolbox talks and weekly progress review meetings. 3. Vendor, Contractor & Stakeholder Management Source, evaluate, and onboard subcontractors with complete technical documentation. Prepare RFQs, perform technical & commercial evaluations, and negotiate rates. Manage progress billing, variation claims, and payment certifications with proper documentation. 4. Authority Approvals & Regulatory Compliance Prepare and submit required documents for approvals/NOCs from DCD, Trakhees, JAFZA/NIP, Dubai Municipality, and other relevant authorities. Ensure all works comply with approved drawings, safety codes, and regulatory standards. Maintain and update approval trackers; coordinate inspections and certifications. 5. Project Documentation & Reporting Maintain DPRs, site diaries, snag lists, variation logs, and closure documents. Submit weekly management reports with status updates, risks, and corrective action plans. Ensure adherence to internal SOPs and maintain documentation accuracy and traceability. Requirements Bachelor’s Degree in Civil Engineering (mandatory) 2–6 years of UAE experience in industrial/warehouse construction or office interior fit-out Demonstrated ability to manage projects independently from start to handover Strong understanding of UAE authority approval processes Must be UAE-based with a valid UAE driving license (own car preferred) Strong knowledge of project sequencing, BOQs, and cost control Proficiency in AutoCAD, MS Project, and Excel reporting
