Role Overview
FinacPlus is hiring an experienced acquisitions specialist to run outbound prospecting on distressed real estate. You will contact both lenders, to buy non-performing loans and notes, and property owners in default, to acquire their property or note. The role suits someone financially literate and comfortable moving between a sharp B2B pitch and a careful, respectful conversation with a homeowner.
What You Will Do
- Lender outreach. Contact asset managers, community banks, credit unions, funds, and private lenders to identify non-performing notes available for purchase.
- Owner outreach. Contact property owners in default or pre-foreclosure to discuss selling their property, and explain how a property or note purchase can offer a cleaner exit.
- Speak the language. Discuss unpaid principal balance (UPB), non-performing asset (NPA) portfolios, assignment of rents, and loan sale agreements with confidence.
- Consultative discovery. Handle sensitive owner conversations with empathy, gauge motivation, and qualify whether a sale, short sale, or note purchase is viable.
- Asset intake. Gather preliminary data such as loan tapes and basic property details to hand to the underwriting team.
- Pipeline & conduct. Create a clear pipeline for interested parties and follow approved scripts and standard calling practices, including caller identification, Do-Not-Call, and suppression lists.
What We Are Looking For
- English. Near-native spoken and written English with clear, neutral pronunciation, and the range to shift tone between a bank executive and a homeowner. US or UK study or work experience is a plus.
- Experience. Minimum 3 years in US real estate wholesaling and/or note investing.
- Dirt vs. paper. Clear understanding of the difference between buying the real estate (the asset) and buying the loan (the note or mortgage), and comfort moving between B2C and B2B conversations.
- Tech. Familiarity with real estate CRMs such as Crexi, Costar, and large databases.
Work Location – Fully Remote
Shift Timings – 7 PM – 4 AM (IST)
