About the Role
We are looking for an experienced Senior Manager – Facilities Management to lead the facility operations of our premium high-rise residential project, Svadha Mackenna's, which is approaching handover. The role will represent the developer and oversee all facility management activities through third-party service providers, ensuring smooth project transition, operational readiness, and exceptional resident experience.
Key Responsibilities
Technical Services
Manage operations and maintenance of:
- Electrical systems, Transformers & DG Sets
- STP/WTP & Hydro Pneumatic Systems
- Fire Fighting & Fire Alarm Systems
- Elevators & MEP Services
- Plumbing, Lighting & Common Area Infrastructure
- Ensure preventive maintenance, asset reliability, and statutory compliance.
Soft Services
Oversee:
- Housekeeping
- Security
- Landscaping
- Pest Control
- Waste Management
- Clubhouse Operations
- Monitor service quality and vendor performance.
Handover & Transition
- Lead facility readiness before project handover.
- Cordinate with PMC, Project, MEP and Construction teams.
- Ensure snag closure, asset documentation, warranties, and O&M manuals are in place.
Vendor & Facility Management
- Monitor Facility Management agencies and service providers.
- Review SLAs, KPIs, budgets, and operational performance.
- Drive service excellence and cost optimization.
- Technology & Resident Services
- Hands-on experience with facility management platforms such as:
- MyGate
- Apna Complex
- NoBrokerHood
- FM/Helpdesk Systems
- Track resident complaints, service requests, and MIS reporting.
Desired Candidate Profile
- Bachelor’s degree in mechanical, Electrical or Civil Engineering.
- 8–12 years of Facility Management experience.
- Minimum 3 years in a leadership role.
- Mandatory experience in high-rise residential communities (300+ apartments).
- Experience in project handover and facility transition.
- Exposure to PMC-led projects and outsourced facility management models preferred.
- Strong knowledge of both Technical Services and Soft Services Management.
