This role owns new supply acquisition for signing accommodation partners (PBSA operators, BTR owners, HMO portfolios, and private landlords) where amber has little or no existing presence, and handing over live, bookable, correctly-priced inventory to Growth and Operations, Its a Complete Partner Lifecycle Role.
This is not just account management. There is no existing book of partners to inherit. Success is measured in beds signed, time-to-live, and quality of inventory acquired, and more.
The role suits someone who is energised by acquisition: entering a market with zero relationships and building a first partnership from nothing.
Key Responsibilities
Pipeline & Acquisition
- Build and own the supply pipeline for the assigned region, from market mapping through signed agreement
- Prioritise target markets by student demand density, competitor supply saturation, and inventory gaps
- Run outbound acquisition directly, working natively across the relationship channels partners actually use, WeChat/WeCom, local industry networks, and in-person cultivation where it matters
- Negotiate commercial terms, commission structures, and allocation agreements, in Mandarin or English as the partner requires
- Ensure signed partners reach live, bookable status within agreed time-to-live targets
- Set inventory quality standards at point of acquisition, listing completeness, pricing accuracy, availability integrity
- Hand over to Growth and Operations with documented context, terms, and account history, bridging language and context so nothing is lost in translation
- Set territory targets, run pipeline reviews, forecast supply delivery against demand
- Build acquisition playbooks that permeate across markets and new joiners
Requirements
- 6–8 years in B2B client acquisition roles, business development, or partnerships within a marketplace, real estate, hospitality, or travel business
- Student housing exposure, must-have: direct working experience with PBSA, BTR, HMO, or student accommodation operators
- Fluent Mandarin and English, including commercial negotiation and contract discussion in both languages
- Demonstrable record of new-partner acquisition against owned targets
- Direct commercial negotiation experience, including contract and commission terms
- Multi-market or multi-city territory ownership
- CRM discipline and pipeline forecasting
- Experience entering a market with zero existing partner base
- Comfort operating remotely across time zones as a daily working rhythm, coordinating with teams and partners across Asia, Europe, and North America
Preferred but not a blocker
- Existing relationships within Chinese-owned or Chinese-operated student accommodation portfolios (domestic or overseas assets)
- Cross-geography stakeholder management experience
- Familiarity with cross-border contracting and payment considerations for China-based commercial partnerships
