Job Description:

Position Summary

The VP of Construction will support the Condominium Division's portfolio of luxury condominium projects across South Florida, working closely with the Development, Construction, and executive teams throughout all phases of a project.

This is primarily a corporate-based role, with regular travel to active job sites. The position will oversee and coordinate multiple projects at different stages, including development, preconstruction, construction, contract operations, project close-out, Warranty process, and association settlement.

The VP of Construction will serve as an important link between the Development team and the onsite Construction team, helping ensure that projects are properly planned, contracts and budgets are managed, construction stays on track, and issues are identified and addressed quickly.

Key Responsibilities

Development & Preconstruction

  • Partner closely with the Development team on projects from early planning through construction.
  • Support preconstruction activities including budgeting, scheduling, design coordination, permitting, procurement, and construction planning.
  • Help ensure projects are properly prepared before entering construction.
  • Coordinate with development partners, architects, consultants, contractors, and internal teams.

Construction Oversight

  • Manage and monitor multiple condominium projects across South Florida throughout the construction process.
  • Track project schedules, budgets, progress, and key milestones.
  • Maintain regular communication with general contractors and project teams.
  • Visit active job sites regularly to understand progress and field conditions, while remaining primarily based in the corporate office.
  • Identify issues and coordinate with the appropriate teams to keep projects moving forward.

Contract Operations

  • Support contract administration and operations throughout the project lifecycle.
  • Review and track contracts, scopes of work, change orders, pay applications, and other project documentation.
  • Coordinate with internal teams and contractors on contract-related issues and approvals.
  • Help ensure project commitments, costs, and changes are properly documented and managed.

Project Coordination

  • Serve as a key point of coordination between the Development team, onsite Construction team, contractors, consultants, and leadership.
  • Maintain visibility across multiple projects and provide regular updates to the EVP of Construction and Condo President.
  • Track key project decisions, deadlines, risks, and outstanding items.
  • Escalate issues when necessary and help develop solutions to keep projects on schedule and within budget.

Close-Out

  • Support projects through inspections, punch lists, turnover, and final close-out.
  • Coordinate with the Development and onsite Construction teams to ensure projects are ready for completion and unit delivery.

Required Qualifications

  • Bachelor's degree in Construction Management, Engineering, Architecture, Real Estate Development, or a related field, or equivalent experience.
  • 15-20 years of experience in construction, development, project management, or a related field.
  • Understanding of the construction process from preconstruction through completion.
  • Experience working with construction budgets, schedules, contracts, and project documentation.
  • Strong organizational and communication skills.
  • Ability to manage multiple projects and priorities at the same time.
  • Strong attention to detail and ability to identify and follow up on issues.
  • Ability to work effectively with Development teams, contractors, consultants, and senior leadership.
  • Willingness to travel regularly to active construction sites throughout South Florida.

Preferred Qualifications

  • Experience working for a real estate developer or development company.
  • Experience with condominium, multifamily, or luxury residential projects.
  • Experience in both development/preconstruction and construction.
  • Familiarity with construction contracts and contract administration.
  • Knowledge of South Florida construction and development processes.
