Your Role

As an Assistant Property Manager, you will be a key part of the property's success. You’ll work closely with the Property Manager and onsite team to drive leasing performance, resident satisfaction, collections, maintenance, compliance, and overall property operations.

What You’ll Be Responsible For

Property Operations

  • Conduct daily property inspections and ensure the community is well-maintained
  • Maintain high standards for both interior and exterior property appearance
  • Inspect vacant, rehab, and make-ready units
  • Monitor work orders and ensure timely completion
  • Manage the make-ready schedule and monitor progress
  • Conduct weekly maintenance inventory

Leasing & Revenue

  • Monitor leasing activity and follow up on leads
  • Review and approve outstanding applications
  • Support marketing initiatives and help drive traffic
  • Review rent rolls, lease expirations, MTM residents, and evictions
  • Monitor collections daily and take appropriate action
  • Help improve retention and renewal performance

Resident Experience

  • Address and resolve resident concerns professionally
  • Monitor customer satisfaction and identify opportunities for improvement
  • Work with the onsite team to increase renewals and reduce turnover

Administration & Compliance

  • Ensure daily activities are accurately updated in the property management system
  • Maintain required city, sign, and other permits
  • Submit HR documentation, including new hires, payroll, and terminations
  • Support budgeting and financial reporting
  • Maintain accurate property records and documentation

What We're Looking For

We want someone who is hands-on, organized, accountable, and ready to lead.

You should have:

  • High school diploma or equivalent
  • 3+ years of onsite multifamily property management experience
  • Previous supervisory or team leadership experience
  • Strong verbal and written communication skills
  • Experience with budgets and financial reporting
  • Experience with leasing, collections, resident relations, and property operations
  • Proficiency with ResMan or similar property management software
  • Strong computer skills, including Microsoft Office
  • General knowledge of bookkeeping, sales, and office administration
  • Excellent organizational and problem-solving skills
  • A strong sense of urgency and ownership
