Job Description Summary

We are looking for an experienced real estate professional to join our Land & Capital Markets team to drive land acquisition and disposition transactions across the Mumbai Metropolitan Region (MMR).

The ideal candidate should have a strong track record of originating, executing, and closing complex land transactions involving developers, corporates, family offices, institutions and private landowners. The individual must possess deep market relationships, strong commercial acumen and the ability to independently source mandates and conclude transactions.

Job Description

Key Responsibilities

Business Development

  • Identify and originate land transaction opportunities across Mumbai and MMR.

  • Develop relationships with:

    • Real estate developers

    • Corporate landowners

    • Industrial companies

    • Family offices

    • HNIs/UHNWIs

    • Land aggregators

    • Institutional investors

  • Secure exclusive and non-exclusive mandates for land disposition and acquisitions.

Transaction Execution

Lead end-to-end execution of land transactions including:

  • Outright land sales

  • Joint Ventures (JV)

  • Joint Development (JD)

  • Development Management (DM) structures

  • Structured development transactions

  • Corporate land monetization

  • Industrial land dispositions

  • Redevelopment opportunities where applicable

Responsibilities include:

  • Commercial negotiations

  • Buyer identification

  • Deal structuring & Financial analysis

  • Coordination with legal, technical and valuation teams

  • Managing due diligence

  • Transaction closure

Client Coverage

Work closely with:

  • Corporate landowners/Listed companies/Manufacturing companies

  • Private landowners/Developers

  • Family offices

  • Institutional investors/PE funds/REITs

  • Banks and financial institutions where relevant

Market Intelligence

  • Maintain strong knowledge of:

    • Development Control Regulations (DCR)

    • FSI and development potential

    • Local planning framework

    • Land pricing/ Developer appetite/ Ongoing transactions

  • Track land market trends across Mumbai and MMR.

  • Build and maintain an active pipeline of opportunities.

Relationship Management

Develop long-term relationships with:

  • Leading developers

  • Corporate decision-makers

  • CEO/CXOs/Promoters

  • Architects/ Project management consultants

  • Lawyers/ Land consultants/ Channel partners/ Industry influencers

Represent the firm at industry events and networking forums to enhance market visibility and generate business opportunities.

Desired Candidate Profile

Experience

  • 10–15 years of experience in land transactions within:

    • International Property Consultancy (IPC)

    • Reputed Indian property consultancy

    • Developer land acquisition team

    • Capital markets advisory

  • Demonstrated history of successfully closing land transactions.

Mandatory Experience

Candidates should have independently worked on transactions involving:

  • Joint Venture (JV)/ Joint Development (JD)

  • Development Management (DM)

  • Outright land sales

  • Corporate land dispositions

  • Individual/family-owned land sales

  • Institutional land transactions

The candidate should possess a verifiable track record of consistently delivering transaction closures and revenue generation.

Preferred Market Exposure

Strong familiarity with Mumbai and MMR region.

  • Strong business development capabilities

  • Proven negotiation skills

  • Commercial and financial understanding

  • Ability to structure complex real estate transactions

  • Excellent networking and relationship-building abilities

  • Strong communication and presentation skills

  • High level of professionalism and integrity

  • Self-driven with an entrepreneurial mindset

  • Ability to work independently with minimal supervision

  • Revenue generated

  • Number of mandates secured

  • Value of land transactions closed

  • Transaction conversion ratio

  • Quality and size of deal pipeline

  • Client retention and repeat business

  • New client acquisition

  • Cross-selling opportunities created

  • Well-connected within the Mumbai developer ecosystem.

  • Strong relationships with promoters, corporate CXOs, family offices and decision-makers.

  • Demonstrated ability to originate off-market opportunities.

  • Strong reputation for ethical conduct, confidentiality and client-first advisory.
