Position Overview:
As the Director of Valuation & Collateral Risk, you will lead LendingOne’s valuation and appraisal functions, overseeing the internal appraisal and appraisal coordination teams. As a licensed appraiser, you will provide subject matter expertise and oversight across the valuation process, including internally assigned property values and the review of appraisal reports completed by external and third-party appraisers. You will be responsible for maintaining consistent valuation standards, ensuring the quality and accuracy of collateral assessments, and providing leadership and oversight of collateral risk across LendingOne’s lending platform.
This is a leadership role for an experienced valuation professional who understands collateral and valuation risk, has a proven ability to lead and develop teams, and knows how to build scalable, efficient processes. The ideal candidate will bring a continuous improvement mindset and be excited about leveraging technology, data, and automation to strengthen an already successful operation, improve consistency and efficiency, and support LendingOne’s continued growth.
Responsibilities:
Valuation and Collateral-Risk Leadership
- Set and maintain valuation policy across DSCR rental, bridge, fix-and-flip, fix-to-rent, new-construction and portfolio lending products supporting our Core and Builder Finance divisions
- Provide senior-level review and escalation for complex appraisals, after-repair values, construction projects, rural or thinly traded markets, unusual property types and material valuation disputes.

- Ensure valuation practices align with LendingOne’s credit appetite, product guidelines, investor requirements, warehouse eligibility and applicable legal or regulatory standards.
- Partner with Credit, Underwriting, Asset Management and Capital Markets to identify emerging collateral risks and translate portfolio performance into policy improvements.
Team and Operational Management
- Lead and develop the valuation review and appraisal coordination teams, establishing clear responsibilities, service level expectations, and escalation processes.
- Oversee the complete appraisal lifecycle, from ordering and assignment through review, revisions and documentation and final approval, ensuring an efficient and consistent borrower experience.
- Build scalable, high-performing valuation operations through the development of workflows, capacity planning, cross-training and performance metrics to improve turnaround times, quality and service.
Vendor and Investor Management
- Own relationships with appraisal management companies, valuation providers, inspection vendors and relevant technology partners.
- Establish vendor scorecards covering quality, turn time, revision frequency, geographic coverage, responsiveness and cost.
- Lead vendor selection, performance reviews, remediation and allocation strategy in partnership with Procurement, Legal and Operations.
- Support investor, warehouse, audit and diligence inquiries related to valuation policy, collateral quality and individual loan files.
- Implement controls that prevent investor-delivery defects, including missing transfer documentation, unsupported value conclusions and inconsistent loan-file data.
Technology, Governance & Reporting
- Lead appraisal technology, data extraction, and automated review initiatives in partnership with Product, Technology, and third-party providers.
- Establish business rules, controls, tolerances, and human-review thresholds for automated valuation processes, ensuring technology enhances—not replaces—sound collateral-risk judgment.
- Maintain valuation policies, procedures, delegation matrices, exception requirements, and appropriate audit controls.
- Develop reporting and analytics to identify valuation adjustments, disputes, defect trends, geographic exposure, vendor concentration, and reviewer performance.
- Use data, testing, and reviewer feedback to continuously improve valuation processes, technology, and risk controls.
- Present material collateral-risk issues and policy recommendations to the Credit Committee and senior leadership, including leading root-cause analysis and remediation when appropriate.
Requirements
Qualifications:
- 10+ years of progressive experience in residential real estate valuation, collateral risk, credit, appraisal review or related lending functions.
