- Prepare the design presentation for the client — concept layout, mood board, material palette, 3D views and reference images — and present it along with the management team.
- Attend client site visits, take measurements, understand requirement and budget, and revise the design until the scope is approved in writing.
- Prepare the design scope note — inclusions, exclusions and specification list — for the estimation team.
- Develop space planning, layouts, elevations, sections, furniture layout, lighting design and false ceiling design.
- Prepare and issue GFC drawings — false ceiling, flooring / stone layout, wall panelling, joinery, wardrobe, kitchen, electrical and plumbing layouts; maintain the drawing register with revision control.
- Coordinate design drawings with structural, MEP, HVAC and fire consultants, resolve clashes before issue, and reply to site design queries within the agreed time.
- Select and specify materials — stone, tile, veneer, laminate, paint, hardware, sanitaryware, lighting, glass and metal work — with make, code, size and finish; arrange samples and mock-ups for approval.
- Provide technical scope and drawings to vendors for quotation, check shop drawings against design intent, and verify delivered material against the approved sample.
- Prepare design-stage BOQ, give a written cost impact note before any design change, suggest value-engineering options and maintain the variation log.
- Visit sites as per schedule, explain design intent to the site team and contractors, and check executed work against GFC drawings and approved samples at every stage.
- Issue MOM of client and site design meetings within 24 hours and escalate design-related hindrances the same day.
- Prepare and close the snag list, compile the handover file (as-built drawings, material list, warranties) and attend the final client walkthrough.
