  • Direct the administration of the monthly enterprise rent roll, ensuring the accuracy, compliance, and timely processing of approximately $600M in annual rent and lease-related obligations.
  • Direct a team managing approximately $19M in annual lease-related receivables, including landlord reimbursements and tenant recoveries, ensuring timely collection, reconciliation, and maximization of cash recovery.
  • Manage aging receivables and collection efforts for subleased properties.
  • Partner with Accounting to reconcile lease-related general ledger accounts and resolve discrepancies.
  • Support internal and external audit requirements and ensure compliance with financial controls and accounting standards.
  • Develop and provide accurate reporting, analysis, dashboards, and key performance metrics to senior leadership.
  • Analyze portfolio trends and financial performance metrics to identify risks, opportunities, and process improvement initiatives.
  • Oversee the administration and/or execution of lease-related documents, including estoppels, SNDAs, amendments, waivers, defaults, and other legal notices.
  • Ensure compliance with lease obligations and proactively address lease-related issues and risks.
  • Manage the timely issuance and tracking of insurance certificates required under lease agreements.
  • Partner with Legal, Risk Management, Facilities, and Real Estate teams to support lease administration activities and resolve compliance matters.
  • Lead the administration and maintenance of lease and real estate databases to ensure data accuracy, consistency, and accessibility.

Job Description

Job Summary:  

The Manager, Leasing leads the team responsible for lease compliance functions. This role ensures the accuracy and integrity of lease-related financial and contractual obligations while supporting the company's mission of maintaining efficient store operations and delivering exceptional service to customers and team members. The Manager is responsible for overseeing the monthly rent roll, vendor setup and maintenance, landlord reimbursement collections, estoppels, SNDAs, insurance certificates, lease database management, real estate records management, and lease compliance activities. The role works closely with Accounting, Legal, Property and Portfolio Management, Facilities, and other business partners to ensure accurate reporting, timely payments and collections, compliance with company policies and lease requirements, and the integrity of enterprise real estate records. The position also provides leadership reporting, portfolio analytics, and key business metrics that support operational and strategic decision-making. 

What will you do? 

Lease Administration & Financial Management 

  • Direct the administration of the monthly enterprise rent roll, ensuring the accuracy, compliance, and timely processing of approximately $600M in annual rent and lease-related obligations.

Database Management, Real Estate Records & Process Improvement

  • Serve as the business owner for enterprise real estate records management, ensuring the accuracy, completeness, retention, and accessibility of lease and property documentation for 4,300+ locations.  

  • Oversee lease abstraction, validation, and data governance processes.  

  • Develop and implement procedures, workflows, and quality control measures to improve efficiency and reduce risk.  

  • Collaborate with internal stakeholders to enhance system functionality and reporting capabilities.   

  • Manage third-party vendors supporting lease administration, abstraction, data validation, and technology initiatives.  

  • Establish and maintain data governance standards and controls to support the integrity of lease, property, and contractual information.  

Leadership & Team Development 

  • Lead, coach, and develop a team of Lease Administration professionals.     

  • Establish performance expectations and provide ongoing training, mentoring, and career development opportunities.  

  • Foster a collaborative, customer-focused, and results-oriented team environment.   

  • Drive continuous improvement initiatives and implement strategic departmental objectives.   

  • Effectively communicate priorities, lead change, and influence cross-functional partners to achieve business goals.   

  • Present portfolio performance metrics, operational results, compliance reporting, and strategic insights to senior leadership.

Certifications, Experience, and Education: 

  • Certifications: None required 

  • Experience: 7-10 years of experience in lease administration, commercial real estate operations, invoice review and payment processing, lease abstraction, and real estate records management with at least 5 years in a leadership role.  

  • Education: Bachelor’s degree in Business Administration, Real Estate, or similar field of study; or equivalent combination of experience and/or education.  

Location & Work Availability:  

This position is Hybrid (4 days in office, 1 day remote), based at our corporate headquarters in Raleigh, North Carolina.
