The AWS Global Data Center Supply Solutions Team is looking for an experienced professional based in India (Mumbai). In this role, you will be a key member of the Strategic Portfolio Management (SPM) team responsible for mitigating financial and contractual risks for our expanding portfolio in Asia Pacific, Japan and China region. Managers work closely with lessors/vendors and internal partner teams to ensure accurate and timely payment of our rent obligations while ensuring contractual compliance.

The ideal candidate is detail oriented and a strong communicator that can work independently in an extremely fast-paced environment with a high demand with a high degree of ambiguity.

Key job responsibilities
- Independently manage a portfolio of complex leases and contracts end-to-end — including abstraction, verification, and integration into lease management systems. Interpret contractual nuances and identify cost optimization opportunities.
- Oversee payment processes, audit invoices against contractual obligations, and monitor compliance of internal and external stakeholders. Support regulatory audit requirements.
- Lead the review of contract abstractions against source documents; establish and refine QC standards for the team.
- Maintain accurate site-level data across contract administration systems to support financial reporting, planning, and leadership decision-making. Produce team performance metrics.
- Maintain effective relationships with vendors, landlords, and internal teams (Accounting, Finance, Business Development, Legal). Proactively identify relationship improvement opportunities.
- Track renewals, escalations, and notices to maintain compliance and operational continuity.
Identify portfolio risks and potential blockers; manage escalations independently and escalate to senior leaders when required.
- Guide and mentor junior team members; share best practices and contribute to team capability development.
- Improve operations and audit processes to bolster team efficacy. Drive scalable solutions that enhance efficiency and stakeholder experience.

Basic Qualifications

- 5+ years of property management, asset management, portfolio management and/or real estate financial analysis experience
- Bachelor's degree in Business, Management, Real Estate, or another related field
- Experience in commercial real estate or lease administration within an industrial, commercial, and/or data center environment
- Experience with Landlord and Tenant codes, commercial law and service charge

Preferred Qualifications

- Experience reading and interpreting lease language, managing critical lease dates, and conducting lease negotiations
- Experience utilizing commercial real estate software platforms such as Tango, Yardi, or MRI
- Experience with lease administration processes
- Master's degree or above in enginnering or equivalent, or 3+ years of vendor management experience
- Experience with project management, or experience developing or delivering training programs across multiple sites or regions
- Experience prioritizing and handling multiple assignments at any given time while maintaining commitment to deadlines
- Strong written and verbal communication skills with the ability to present to leadership teams and external stakeholders
