Position Summary:

The Real Estate Accountant is responsible for accounting activities supporting the company’s real estate and lease portfolio, with primary responsibility for right-of-use (ROU) asset and lease liability accounting. This role manages lease and facility expense accounting, prepares and records journal entries, performs balance sheet reconciliations, supports close activities, and assists with SOX compliance and annual audit requirements. The ideal candidate has strong knowledge of accruals, prepayments, amortization, variance analysis, and lease accounting processes.

Key Responsibilities

• Manage accounting for ROU assets and lease liabilities, including initial recognition, monthly amortization, lease payments, modifications, remeasurements, and other lease-related activity.
• Perform lease expense accounting and ensure lease-related expenses are recorded accurately and timely.
• Prepare, review, and post recurring and non-recurring journal entries, including: Utility expense accruals, Personal property tax accruals and payments, Rent expense and rent-related entries, Prepaid rent and prepaid tax amortization, ROU asset amortization, Facility expense allocations, Asset retirement obligation (ARO) accounting and related adjustments, Other real estate, occupancy, and lease-related expenses
• Manage prepayments and amortizations for rent, taxes, utilities, facilities, and other assigned expenses.
• Prepare month-end adjustments and support month-end, quarter-end, and year-end close activities.
• Prepare and perform balance sheet reconciliations for security deposits, lease liabilities, ROU assets, prepaids, asset retirement obligations, and other assigned real estate-related accounts.
• Investigate, resolve, and document reconciling items, account variances, and discrepancies in a timely manner.
• Perform balance sheet flux analysis and provide explanations for material period-over-period changes.
• Perform profit and loss variance analysis for real estate, lease, utility, and facility-related expenses.
• Reconcile lease subledger activity and related general ledger balances, ensuring alignment between Visual Lease and Oracle Fusion.
• Maintain supporting documentation for journal entries, reconciliations, lease calculations, account analyses, and audit requests.
• Support SOX compliance by preparing control evidence, maintaining process documentation, and assisting with control testing activities.
• Assist with internal and annual external audits by providing schedules, reconciliations, documentation, and explanations for real estate-related account balances.
• Coordinate with Real Estate, Facilities, Accounts Payable, Tax, Treasury, Financial Reporting, and other internal stakeholders to obtain information needed for accurate accounting.
• Identify opportunities to improve accounting processes, internal controls, reconciliation procedures, documentation, and reporting.
• Support ad hoc reporting, analysis, and special projects as assigned.
