Real Estate Appraiser — Job Description

Job Summary

We are seeking a qualified and detail-oriented Real Estate Appraiser to assess and determine the market value of residential, commercial, industrial, and other types of real estate. The successful candidate will conduct property inspections, analyze market data, prepare valuation reports, and provide professional opinions of value in accordance with applicable valuation standards, regulations, and client requirements.

Key Responsibilities

• Inspect and evaluate residential, commercial, industrial, land, and other real estate properties.
• Conduct on-site property inspections to assess location, condition, size, construction quality, improvements, and other relevant characteristics.
• Collect and analyze comparable property sales, rental data, market trends, and other relevant information.
• Determine property values using appropriate valuation methodologies, including comparable sales, income capitalization, and cost approaches where applicable.
• Research local real estate markets, zoning regulations, development trends, and economic conditions.
• Verify property ownership, physical characteristics, legal descriptions, and relevant property documentation.
• Review building plans, title documents, leases, tenancy information, permits, and other supporting documents when required.
• Prepare clear, accurate, and well-supported property valuation and appraisal reports.
• Ensure valuation reports comply with applicable professional standards, regulations, and client requirements.
• Provide valuation opinions for purposes such as property sales, purchases, financing, mortgage lending, insurance, taxation, investment, accounting, and financial reporting.
• Maintain detailed records, photographs, measurements, calculations, comparable evidence, and supporting documentation.
• Communicate valuation findings and assumptions clearly to clients, lenders, investors, management, and other stakeholders.
• Respond to client questions and provide clarification regarding valuation methodologies and conclusions.
• Monitor changes in property values, market conditions, legislation, and valuation standards.
• Coordinate with real estate agents, surveyors, engineers, architects, lawyers, lenders, developers, and other professionals as required.
• Maintain confidentiality of client, property, and financial information.
• Ensure all appraisals are conducted objectively, independently, and without conflicts of interest.
• Participate in quality-control reviews, audits, and professional development activities.
• Perform other valuation and real estate advisory duties assigned by management.

Qualifications

• Bachelor’s degree in Real Estate, Property Management, Finance, Economics, Business Administration, Civil Engineering, or a related field.
• Relevant professional appraisal/valuation certification or license as required by the applicable jurisdiction.
• Previous experience in real estate valuation, property appraisal, real estate consulting, or a related field is preferred.
• Knowledge of recognized property valuation standards and applicable local regulations.
• Professional membership with a recognized real estate or valuation organization is an advantage.
