Salary: £180–£200 per day + additional earning opportunities
Location: London
Availability: Monday–Friday, 7am–7pm | Weekend availability advantageous

Optimal Maintenance Ltd provides professional property maintenance and project services across London, working with a range of clients including housing associations, property managers, estate agents and high-end residential clients.

Our services range from individual repairs and maintenance through to larger planned works and property refurbishments. We pride ourselves on delivering a reliable, professional service with high standards of workmanship and customer care.

The Opportunity

We are looking for an experienced Window Fitter / Window Maintenance Engineer to join our field-based Maintenance Division.

This role would suit an experienced window professional who is equally confident diagnosing and repairing existing windows and doors as they are carrying out complete replacements and installations.

You must have strong experience working with:

  • UPVC windows and doors
  • Traditional sash windows
  • Aluminium windows and doors
  • Balcony and patio doors
  • Double-glazed units
  • Window and door ironmongery

A major part of the role involves attending properties, identifying the cause of faults, determining whether components can be repaired or require replacement, and providing clear information so that accurate quotations can be prepared.

Key Responsibilities

  • Inspect windows, doors and glazing to diagnose faults and required repairs.
  • Repair and maintain UPVC, timber sash and aluminium window systems.
  • Remove and install replacement windows and doors.
  • Repair and adjust balcony, patio and external doors.
  • Replace failed or misted double-glazed units.
  • Diagnose and repair windows that are difficult to open, close or secure.
  • Replace and repair hinges, handles, locks, restrictors, stays and other ironmongery.
  • Replace worn or damaged seals, gaskets and weatherstripping.
  • Adjust window and door alignment to achieve correct operation and closing.
  • Repair draughts and water ingress associated with defective window and door components.
  • Replace damaged glazing beads where required.
  • Repair and maintain traditional sash windows, including cords, weights, pulleys and associated components.
  • Carry out sealing and perimeter silicone works internally and externally.
  • Make good around installations following window or door replacement.
  • Take accurate measurements for replacement windows, doors, glazing and components.
  • Identify suitable replacement parts and assist with sourcing materials.
  • Produce clear site reports, photographs and recommendations following inspections.
  • Provide accurate information for quotations and identify the most cost-effective repair solution.
  • Communicate professionally with residents, landlords, property managers and clients.
  • Ensure all works comply with relevant health & safety requirements and industry standards.
  • Keep work areas clean, safe and tidy and remove waste upon completion.

Skills / Experience / Competence

Required

  • Minimum 5 years' experience in window fitting, glazing or window/door maintenance.
  • Strong experience with UPVC windows and doors.
  • Experience repairing and maintaining traditional sash windows.
  • Experience with aluminium windows and doors.
  • Experience repairing and adjusting balcony/patio doors.
  • Competent in replacing double-glazed units.
  • Good knowledge of window and door locking mechanisms and ironmongery.
  • Ability to diagnose faults rather than automatically recommending replacement.
  • Ability to accurately measure windows, doors and glazing for replacement.
  • Experience identifying and sourcing replacement components.
  • Good understanding of weatherproofing, sealing, gaskets and water-ingress issues.
  • Ability to work independently and manage appointments efficiently.
  • Excellent attention to detail and quality of finish.
  • Confident communicating with clients and residents.
  • Able to provide clear written reports and photographic evidence from site.
  • Comfortable using a smartphone for job management, photographs and reports.
  • Eligible to undertake a DBS check.

Desirable

  • FENSA or equivalent industry experience/knowledge.
  • Relevant glazing or fenestration qualifications.
  • Experience with fire-rated windows and doors.
  • Working at Height training.
  • PASMA certification.
  • Asbestos Awareness training.
  • Experience working within occupied residential properties and managed blocks.
  • Own professional tools.
  • Own van.

What We're Looking For

We don't just want an installer. We're looking for an experienced window specialist and problem-solver who can attend a property, accurately diagnose the issue and determine whether the best solution is adjustment, repair, component replacement or complete replacement.

You should take pride in your workmanship, communicate professionally with clients and be confident taking responsibility for a job from initial inspection through to completion.
