What You Can Expect

ENGIE is seeking an experienced Legal & Title Analyst to support utility-scale renewable energy projects through title review, survey review, title curative actions, and project finance coordination activities. This role will work closely with ENGIE's Development, Land, Legal, and Finance teams, as well as title companies, surveyors, lenders, and external stakeholders, to ensure project site control documentation, title policies, and surveys meet investor and financing requirements.

The Legal and Title analyst will review title commitments, proformas, site control agreements, easements, mortgages, and ALTA surveys to identify issues impacting project development, constructability, and financing. This position requires strong attention to detail, project management skills, and the ability to manage multiple deliverables while coordinating recommendations with internal and external project teams.

  • Review title commitments, proformas, site control instruments, and related land documentation for utility-scale energy projects.
  • Populate and maintain ENGIE's Title Review Excel Spreadsheet, including title requirements, vesting/legal description review, parcel tracking, title exceptions, curative recommendations, mortgage restrictions, NDA or SNDA status, easement restrictions, surveyor determinations, and document quality issues.
  • Prepare Title Status Reports summarizing material findings, deficiencies, risks, and financing considerations.
  • Coordinate with title companies and provide redline comments to advance title policies acceptable to ENGIE, investors, and financing parties.
  • Review ALTA/NSPS Land Title Surveys to verify compliance with investor, lender, and title insurance requirements.
  • Evaluate easements, utility corridors, crossing requirements, site access rights, encroachments, and constructability impacts.
  • Coordinate approved title curative actions with landowners, utilities, lenders, consultants, and other project stakeholders.
  • Support mineral title review activities and obtain documentation required for mineral coverage under project title policies.
  • Attend project meetings and provide bi-weekly written status reports summarizing progress, key issues, and upcoming actions.

What You’ll Bring

  • Bachelor's degree in Real Estate, Land Management, Business, Engineering, Legal Studies, or a related field; equivalent relevant experience may be considered.
  • Minimum five (5) years of experience reviewing title commitments, title policies, land agreements, easements, surveys, and real estate documentation for energy, infrastructure, transmission, or large-scale development projects.
  • Experience coordinating with title companies, surveyors, lenders, and outside consultants.
  • Demonstrated ability to analyze title exceptions, mortgage restrictions, easement requirements, and curative solutions.
  • Experience reviewing ALTA/NSPS Land Title Surveys and interpreting survey plats, legal descriptions, and title documents.
  • Advanced proficiency with Microsoft Excel, including tracking, reporting, and document review functions.
  • Strong written communication skills with experience preparing title reports, comment logs, and project status updates.
  • Ability to independently manage multiple projects, priorities, and stakeholders in a fast-paced environment.
  • Knowledge of utility-scale renewable energy project development, project finance, and title insurance underwriting requirements.
