  • Analyze utility power availability, infrastructure constraints and development timelines across target markets.

  • Support due diligence efforts, including review of site, entitlement, environmental, utility-related and development information.

  • Prepare presentations, dashboards and reporting materials for senior leadership.

  • Maintain project tracking databases and support portfolio monitoring initiatives.

  • Participate in calls with utilities, brokers, consultants, developers and internal teams.

What You’ll Learn:

  • Develop a practical understanding of data center development, infrastructure investing and industrial real estate.

  • Learn how investment professionals evaluate acquisition and development opportunities.

  • Gain exposure to utility power delivery, energy markets and infrastructure planning.

  • Build skills in financial analysis, underwriting, market research and investment presentation preparation.

  • Learn how to assess development risks, timelines and capital requirements.

  • Develop executive communication skills through interaction with senior leadership and industry professionals.

  • Gain hands-on experience using data analytics and AI-enabled tools to support investment decision-making.

What We’re Looking For:

  • Current junior undergraduate student, rising senior, actively enrolled at an accredited four-year institution.

  • Strong interest in commercial real estate, infrastructure, energy, data centers or investment management.

  • Basic understanding of real estate investment and financing concepts, including market analysis, financial analysis, property valuation or capital markets.

  • Strong analytical and quantitative problem-solving abilities.

  • Proficiency in Microsoft Excel and PowerPoint; Microsoft Word experience preferred.

  • Excellent written and verbal communication skills.

  • Highly organized, detail-oriented and able to manage multiple workstreams in a fast-paced environment.

  • Eagerness to learn and develop your understanding of the real estate investment process.

  • Familiarity with financial modeling, valuation concepts or market research.

  • Experience using Excel to analyze data and build clear summaries or models.

  • Knowledge of Argus preferred but not required.

  • Experience with AI-enabled tools or data analytics tools is a plus.

  • Minimum 3.0 GPA required.
