What this opportunity involves:
The Property Manager's role is to provide comprehensive property management services across a portfolio of assets, working within a collaborative team that exclusively manages all aspects of building operations and day-to-day management. You'll be responsible for delivering your designated property's business plan objectives, including maximizing income, arrears control, compliance management (including insurances and bank guarantees), and managing the capital expenditure program. Working closely with the operations management team, you'll develop strong relationships with tenants and owners while maintaining overall responsibility for the annual budget of each property.

An overview of the role:
Manage all aspects of properties allocated to your control, ensuring exceptional standards of service delivery, operational excellence, and properties are maintained to the highest standards of repair and cleanliness
Prepare accurate management and financial reports for the client, including annual business plans, budgets, monthly re-forecasting and variance reporting in accordance with established timelines
Develop and implement strategies to maximize income, collect arrears in accordance with client expectations, and work with the client to execute leasing strategies and timely delivery of tenancies
Collaborate with the Operations Manager to deliver capital expenditure budgets and conduct weekly property inspections to prepare maintenance action plans
Manage comprehensive property administration including tenancy schedules, rent reviews, compliance registers, invoice processing, and establish productive relationships with all tenants, retailers, prospective tenants, and key stakeholders
Sounds like you? This is what we are looking for:
Minimum of 3 years property management experience, preferably in commercial real estate, with proven ability to manage budgets and deliver financial performance in line with business plan objectives
Strong understanding of property management compliance requirements including workplace health and safety, insurances, and bank guarantees, with excellent organizational skills and attention to detail
Demonstrated ability to build and maintain positive relationships with clients, tenants, and stakeholders, with excellent written and verbal communication skills and a high degree of independence
Experience using property management database systems, particularly MRI, with working knowledge of MRI Budget & Forecast modules and trust accounting policies and procedures
Proven track record in arrears management, income optimization, and managing commercial office or retail properties
